Light refurbishment covers redecoration, new kitchens and bathrooms, flooring, replacement windows, landscaping, and similar cosmetic upgrades. No structural work, no change of use, no planning consent required.

Most lenders fund light refurbishment under their standard bridging product at the same rate as a non-refurb case. Greenfield, MT Finance, Roma and others rate-load by 0.05-0.10% per month for medium-scale light refurb (10-20% of property value).
